Who We Are

Rivermark Real Estate Partners develops and operates multifamily and build-to-rent communities across the Southeast's highest-growth markets.

We take a hands-on approach through the full development lifecycle—from site selection and entitlement through construction and stabilized operations—because we believe better execution creates better assets.

Rivermark is the successor entity to Heritage Land & Development, which the firm's principals founded to pursue adaptive reuse of historically significant structures.

That work—rehabilitating over 600,000 square feet of historic buildings across the Southeast—remains part of our investment mandate and has shaped our approach to execution: disciplined underwriting, complex capital structures, and hands-on project management.

Co-founder of Heritage Land & Development and President & CEO of Rivermark. Responsible for the substantial rehabilitation of significant historic properties across the Southeast. Background includes oil and gas, telecommunications (overseeing development of mobile switching offices and 500+ cell tower sites), and agricultural operations. JD, University of Mississippi; BA, Rhodes College. Member, Mississippi State Bar.

Chief Investment Officer

Responsible for investment analysis, property and development accounting, financing, tax and financial reporting, and capital placement. Over 15 years of executive experience with expertise in financial analysis, project management, and complex financings involving tax-exempt bonds and tax credits. Has closed over $100MM in financings and managed the redevelopment of 250,000+ SF of historic buildings. MAcc and BAccy, University of Mississippi.

Leads site acquisition, due diligence, and entitlement efforts. Prior to joining Heritage in 2019, Philip gained experience at Skysite Management conducting site and feasibility studies, resulting in 200+ lease acquisitions across the Southeast, as well as commericial leasing at a boutique Birmingham, AL real estate firm. BS Business Management & Entrepreneurship, Samford University.

Lori Pfund

Lori Pfund

VP of Business Operations

The operational backbone of the firm, Lori manages the firms finances and operations for Rivermark and its subsidiaries, ensuring nothing falls through the cracks—particularly when third parties need persistent follow-up to meet their commitments. Leverages her background in interior design to handle construction draws during development and coordinate design across projects. She has worked with Will Yandell for over 18 years, running office operations across numerous businesses, previously in the cellular services industry, and now primarily in real estate.

Brittany Hardy

Brittany Hardy

VP of Property Operations

Oversees property operations across Rivermarks portfolio and plays an active role in development, ensuring that project plans will be operationally efficient once completed and leased up. Brings over 15 years of multifamily experience spanning both operations and development. Served as on-site property manager at The Flats at Cotton Council, Heritages first project, before joining the firm on the development side. Prior property management experience includes 4 properties and 600 units in the student housing sector from 2008 to 2015.
